Common opener problems, and what they usually mean
- Motor hums, door doesn't move: usually stripped drive gears inside the unit.
- Door goes down, touches the floor and goes back up: the close limit or force setting needs adjusting.
- Door won't close and the lights blink: the safety sensors are misaligned, dirty or the wiring is damaged. Low winter sun shining into the sensor can do this too.
- Remote or keypad dead, wall button works: batteries, reprogramming, or a failed receiver.
- Grinding or chattering: a worn chain or belt, or a door that's out of balance and making the opener work too hard.
- Works in summer, struggles in winter: often the door, not the opener. A broken or tired spring makes the motor lift weight it was never meant to lift.
We always check the door's balance before blaming the opener. A new motor on an unbalanced door will wear out early.
Repair or replace?
Many opener problems, like gears, sensors, limits and remotes, can be fixed in one visit. Replacement makes more sense when the unit is old, parts are hard to get, it's loud enough to bother anyone in the room above the garage, or you want features your current opener doesn't have, like phone control, battery backup or a built-in light. We'll give you both options and tell you which one we'd pick.
A recent Kanata opener install
This is a recent opener job in a Kanata garage. The new Chamberlain unit hangs from the ceiling on angled metal hanger straps, with the rail running to the door. Its built-in light panel is on, and the red emergency release cord hangs within reach. The garage was still being finished, with fresh drywall and taped seams, so the opener was mounted solidly to the ceiling structure.
What an opener installation includes
- Remove the old opener, if there is one.
- Mount the new unit and rail securely to the ceiling.
- Install and align the safety sensors and mount the wall control.
- Set the travel limits and closing force for your door.
- Program the remotes and keypad, and set up the phone app on smart models.
- Test the auto-reverse and the manual release, and show you how to use it.
Installation usually takes 1–2 hours. Opener work is backed by our 3-year warranty on parts and labour.
