Opener symptoms and their usual cause
- Nothing happens at all, no lights: power, a tripped outlet or a failed logic board after a surge.
- Door stops partway and the light flashes: safety sensors out of alignment, dirty lenses or a damaged sensor wire; we realign, clean or rewire them.
- Opener runs, then quits halfway up: force setting too low for the door, or a door out of balance that the opener is fighting.
- Wall control lights up but does nothing: failed wall button or broken low-voltage wiring.
- Grinding from the rail: dry or worn trolley, or a chain rubbing the rail; we adjust and lubricate.
- Motor hums but the door stays put: almost always a stripped drive gear or worn sprocket inside the head unit, which we replace with a new gear kit.
If the door feels heavy by hand, the opener is not the root problem. See spring repair in Orleans or cable repair in Orleans.
Why openers fail in Orleans
Wind off the Ottawa River pushes hard on large double doors near the 174, and an opener fighting a wind-loaded or unbalanced door wears out its gears and trips its force setting. In Fallingbrook and Convent Glen many units are original or second-generation and the remotes are long out of production, so reprogramming or a receiver upgrade is a common fix. Orleans grew in waves: Queenswood Heights, Convent Glen and Fallingbrook in the 1970s and 1980s, Chapel Hill after that, and Avalon and Cardinal Creek much more recently.
Opener repairs we do in Orleans
- Force and travel limit adjustment: Recalibrated so the door seats firmly on the floor and reverses safely on contact.
- Remote, keypad and car reprogramming: New remotes, keypads and built-in car buttons paired to your opener.
- Stripped gear and sprocket replacement: New drive gear and sprocket kit for chain and belt units, then a full limit and force reset.
- Chain and belt tension: Set to spec to stop slapping, slipping and premature sprocket wear.
- Safety sensor alignment and rewiring: Brackets straightened, lenses aligned and damaged wires replaced.
- Logic board replacement: For units with surge or moisture damage when the motor itself is healthy.
We repair LiftMaster, Chamberlain, Genie and Craftsman openers. If a repair is not worth it, we say so and quote a replacement on our opener installation page for Orleans.
